Accessory Residence Requirement Changes
- On October 6, 2025, the Mohave County Board of Supervisors approved Ordinance 2025-06, which amended the Mohave County Zoning Ordinance regulations regarding accessory residences.
- These new changes now allow one (1) attached and one (1) detached accessory residence for any property that allows a single-family residence. In addition, any properties larger than one acre are allowed an additional detached accessory residence.
- For lots less than 5-acres in size, an accessory residence is limited to 75% of the size of the primary residence – this size limitation may be increased with an approval of a Special Use Permit.
- An accessory residence permit is required for all accessory residences on properties less than 5 acres in size.
- The setbacks for accessory structures has been amended to 5’ from the side and rear property lines**
** The accessory structure may not be constructed within an easement.
