Parcel Plat Submittal Guide

Chapter 7 of the Mohave County Land Division Regulations establishes two routes for the review and approval of a minor land division.  Which route each proposal would follow is determined by whether or not the proposal requires the land to be rezoned to allow for an increase in land use intensity and density.

 

 

PARCEL PLAT SUBMITTAL AND REVIEW PROCESS

 

 

Any person dividing land in Mohave County into five (5) or fewer lots, parcels or fractional interests, any one or more of which are less than ten (10) acres in size, and that would require or propose a change in zoning shall apply using the parcel plat process.

 

 

1.)  Parcel Plat Submittal 

       

       A.  The applicant shall submit the following:

             

1.   A parcel plat conforming with Chapter 7 Section E of the Mohave County Land Division                     Regulations. Five (5) copies required*

2.   A closure sheets demonstrating conformance with allowable field survey error of closure as defined by section 7.E.1.d. *

3.   The Board of Supervisors resolution accepting the rezoning of the land and all grants and         dedications to the public.

4.   A copy of the Parcel Plat Review Checklist exhibiting conformance with Chapter 7 Section E of the Mohave County Land Division Regulations.

2.) Review Period - Total time thirty (30) days

      

A.   The County Surveyor will distribute the plat to the Development Services Department, Cartography Department, Engineering Department, Recorder and any relevant utility companies  to be reviewed as it relates to the following:

              

1.  Provision for utility easements

2.  Applicable requirements of the Mohave County Land Division Regulations

3.  Board of Supervisors Requirements

4.  Zoning requirements

5.  Provisions for access to each parcel

6.  Minimum useable lot requirements

  

B.   Interested agencies have twenty (20) calendar days to submit their reports.

 

C.   The County Surveyor then reviews any submitted reports and transmits all comments back to the   applicant by email within thirty (30) days from initial receipt.

 

3.) Final Mylar Processing and Recorder’s Fee – Total Time Four (4) Days

       

A.            When comments have been addressed, the applicant shall submit a final mylar to the Mohave County  Public Works Department to be signed by the Mohave County Surveyor and the Development  Services Director.  An extra mylar may also be submitted to be conformed with recordation data.

       

B.            Include with the final mylar, a check for the recording fee of $24.00 for the first sheet to be recorded      and $20.00 for each additional sheet. Make check payable to Mohave County Recorder.

 

C.           Upon approval from the Mohave County Surveyor and Development Services Director, the final mylar     will be recorded and a digital copy of the Recorder’s receipt will be sent to the Land Surveyor. Any   requested conformed copies will be mailed at this time.
